Rowhouses Below, Grand Buildings On The Parkway
Crown Heights runs on two kinds of pre-war housing, and they fail differently.
The side streets tell the first story. Union, President, Dean, St. Marks - block after block of brownstone and limestone rowhouses from the 1890s through the 1910s, some of the handsomest housing in Brooklyn. Inside, the package is the one we know by heart: supply lines climbing a wet wall behind plaster and lath, a cast iron stack from the McKinley administration, a lead bend under every toilet, a house trap buried at the front foundation, and a clay lateral running out under the stoop. This neighborhood's history runs deep too - Weeksville, one of the country's first free Black communities, stood right here, and a few of its original houses still do near Buffalo Ave. The housing has been worked on continuously for over a century, which means every wall holds three eras of somebody's decisions. We open them carefully.
Eastern Parkway tells the second story. Olmsted and Vaux drew it in the 1870s as the world's first parkway, and the grand apartment buildings that rose along it in the 1920s and 30s are still some of Brooklyn's best pre-war stock - elevator buildings, many of them co-ops now, with plumbing risers serving six stories of stacked kitchens and baths. Building work is its own discipline: a leak on the fourth floor surfaces on the second, steam heat lines get mistaken for plumbing leaks weekly, and every job runs through a board or management company that wants a COI naming the building before anyone touches a valve. We carry the paperwork and we've worked under plenty of Parkway boards.
The people using all this housing shape the plumbing too. Crown Heights holds one of the city's largest Caribbean communities - the Parkway fills for Carnival every Labor Day - alongside the Chabad community centered at 770 Eastern Parkway and the Kingston Ave strip. Around Kingston, double kosher kitchens are standard: two sinks, two dishwashers, separate prep areas, which doubles the connections and the load on a stack that was sized for one modest kitchen in 1928. Big households push hot water demand past what the original tank sizing imagined, and sometimes the honest answer is a bigger unit, or two.
And the Franklin Ave corridor added a third layer: condo conversions and new buildings from the 2010s, now old enough that the builder-grade angle stops and cartridges are starting to seize and weep. Different pipe, same phone call.
The trees deserve their own sentence. The malls on Eastern Parkway and the planes shading the side streets are magnificent, protected, and relentless - their roots have had a hundred years to work into clay lateral joints, and cutting them buys a season while lining or replacement ends it.
