Tenements, Lofts, And Towers: Plumbing Three Williamsburgs At Once
No Brooklyn neighborhood changed faster. The 2005 waterfront rezoning put glass towers along Kent Avenue where factories stood, Domino Park now sits at the foot of the old sugar refinery, and a one-bedroom near the Bedford L costs what a whole house cost here twenty years ago. But walk ten minutes inland and Williamsburg is still early-1900s tenements on the Southside, converted industrial lofts off Berry and Wythe, and big multi-family homes south of Division Ave. Three building types. Three completely different plumbing realities.
The towers and condos from the 2006-2015 build wave are hitting an awkward age. The buildings went up fast, and the in-unit hardware - builder-grade angle stops, faucet cartridges, washing machine valves - was never meant to last forever. Fifteen years in, those stops seize or weep, and a failed washer valve on the 12th floor writes checks to every unit below it. Tankless heaters from that era are overdue for service too. And in a stacked building, the leak you see almost never starts in the unit where it shows - our detection gear settles those whose-pipe-is-it arguments with evidence instead of accusations.
The lofts are their own animal. Old factories were never drawn for bathrooms, so conversions ran waste lines long distances to reach a stack, pitched by whoever held the level that day.
